Facilities Engineer

Position Overview

We are looking for a highly competent FM Engineer with strong contractor-side experience in managing multiple Facility Management contracts and delivering Integrated Facility Management (IFM) services across diverse client portfolios.

The ideal candidate will have extensive experience managing operations, maintenance teams, subcontractors, technical projects, and client relationships while ensuring contractual compliance, operational excellence, and high customer satisfaction.

Contract & Operations Management

• Manage multiple FM contracts and client accounts while representing the Facility Management service provider.
• Ensure all contractual obligations, Service Level Agreements (SLAs), Key Performance Indicators (KPIs), and client expectations are consistently achieved.
• Lead daily operations across multiple sites, ensuring service quality, operational efficiency, and compliance with company standards.
• Conduct regular site inspections, performance reviews, and operational audits.

Oversee preventive and corrective maintenance activities for

• HVAC Systems
• Electrical Systems
• Plumbing Systems
• ELV Systems
• Minor Civil Works

Ensure all maintenance activities are executed safely, efficiently, and in accordance with contractual requirements.

Coordinate and manage specialist subcontractors responsible for

• Elevators & Lifts
• Swimming Pools
• CCTV Systems
• Access Control Systems
• Fire Alarm & Fire Fighting Systems (FAS/FFS)
• Steam & Sauna Systems
• Building Maintenance Units (BMU)
• Cradles
• Other specialist building systems

Monitor subcontractor performance, quality, safety, and statutory compliance.

Manage engineering upgrades and retrofit projects including

• Pump Replacement
• AHU & FCU Replacement
• Package Unit & Ducted AC Replacement
• Chiller Replacement
• Valve Package Upgrades
• Capacitor Bank Upgrades

Coordinate planning, execution, budgeting, quality control, and project completion.

Perform engineering calculations and technical evaluations including

• Chiller Efficiency Analysis
• Pump Head & Flow Calculations
• HVAC Equipment Selection & Sizing
• Basic Cooling Load Calculations
• Cable Sizing
• Electrical Breaker Selection
• Technical Feasibility Assessments

Provide engineering recommendations for system optimization and energy efficiency.

Commercial & Proposal Management

• Prepare technical proposals for works outside the AMC scope.
• Develop cost estimates, BOQs, and quotations.
• Support business development by identifying value-added opportunities within existing contracts.

Lead the complete contract lifecycle including

• AMC Mobilization
• Site Takeover & Handover
• Asset Verification
• Snag Identification & Rectification
• Demobilization Planning

Ensure seamless transitions while maintaining service continuity.

Compliance & Regulatory Management

Ensure compliance with all statutory and regulatory requirements including:

• Civil Defense Regulations
• Municipality Requirements
• Water Tank Cleaning
• Legionella Testing
• Microbiological Reports
• Preventive Maintenance Audits
• Health, Safety & Environmental (HSE) Standards

CAFM & Vendor Management

• Utilize CAFM platforms such as Facilio, IBM Maximo, RealCube, or equivalent systems.
• Monitor work orders, preventive maintenance schedules, asset history, and reporting.
• Evaluate, manage, and monitor subcontractors and vendors to ensure service quality and contractual compliance.

The successful candidate MUST have

• Minimum 3 years of experience with a Facility Management Service Provider (Contractor).
• Proven experience managing multiple sites, contracts, and client portfolios simultaneously.
• Strong background in Integrated Facility Management (IFM) operations rather than standalone maintenance.
• Experience managing an Annual Maintenance Contract (AMC) portfolio valued at AED 3.5–4 million or above.
• Hands-on experience across Government, Commercial, Residential, Retail, and Mixed-Use developments.
• Excellent client-facing, technical, and operational management skills.
• UAE driving license is preferred.

Preferred Qualifications

• Bachelor's Degree in Mechanical, Electrical, or related Engineering discipline.
• Strong understanding of UAE Facility Management practices and statutory regulations.
• Excellent communication, client management, leadership, and problem-solving skills.
• Ability to manage multiple priorities in a fast-paced environment.
