About the Role
The Assistant Manager works side by side with the Property Manager to keep the community running smoothly. You'll own rent collection and daily financial reporting, support leasing and resident relations, coordinate vendors and contractors, and step in for the Property Manager or Leasing Consultant when they're out. It's a role built for growth, with hands-on experience across leasing, administration, sales, and supervision.
Requirements
- Collect all rents, post daily activity to the property management system, and generate reports, including monthly closeout reports for the Property Manager's review.
- Verify the accuracy of daily bank deposits.
- Assist with coordinating leasing, administrative, vendor, and contractor activities.
- Communicate daily with the Property Manager on all planned property operations.
- Fill in for the Property Manager or Leasing Consultant when they are absent, covering customer relations, curb appeal, marketing, and administration.
- Perform all leasing, clerical, and administrative duties as needed.
- Run credit checks and review rental applications according to APG's written screening criteria before submitting them to the Property Manager for approval. Credit checks on leases you generated yourself are handled by another team member.
- Apply screening criteria consistently to every applicant, in compliance with federal, state, and local Fair Housing laws.
- Conduct daily and periodic appearance inspections of the leasing office, common areas, laundry, models, clubhouse, and recreational facilities.
- Follow up on work orders to ensure timely completion.
- Maintain a working knowledge of market and property comparables.
- Solicit lease renewals
- Continue developing skills in resident relations, administration, leasing, sales, and supervision.
- Follow all policies and procedures outlined in APG's policy manuals.
Required
- High school diploma or equivalent. Some college is a plus but not required.
- At least 18 months of recent experience managing sales or hosting in the commercial or residential rental industry, or in the hotel and hospitality industry.
- Demonstrated skills in sales, clerical work, supervision, customer relations, and bookkeeping.
- Basic computer skills, including comfort with property management software and standard office equipment.
- Strong phone and communication skills.
